You may have noticed the recent construction of a sales centre on Merivale Road near Baseline Road. The applicant has submitted plans to the City of Ottawa for a four phase development, comprising of residential and commercial users. Phases 1, 2 and 3 deal with residential users comprising single detached, semi-detached and row dwellings. Phase 4 is comprised of a mixed residential/commercial development fronting Merivale Road, where each unit zoned commercial at the street level, while the upper floors zoned residential. This type of development has been proven to reduce crime, as there are people occupying the units day and night.

This subdivision, called Central Park, is being constructed by a very progressive developer, who is only building 700 units on land zoned for up to 1200 units. The lot sizes will be larger than the minimum allowed by the zoning that exists. In addition, features proposed for the development include green pathways that will connect Experimental Farm lands through the subdivision to Carlington Woods.
